The Bonita Springs area offers a wide variety of waterfront communities. Waterfront homes here are typically no more than 15 or 20 minutes to the ocean by boat. Both high end new luxury and original, price attractive homes are available.
Bonita Springs/Estero – Single Family Waterfront:
$100,000 to $4,000,000+
The Bonita Springs/Estero area offers two distinct waterfront community types. One is HOA communities and the other is large community sections and finger streets. These HOA communities offer assurances that a community and its neighbors have a comparable quality home and certain level of landscaping maintenance. Typically gated, these communities can occupy a large developed parcel, but most commonly make up one waterfront peninsula. Non-HOA waterfront can offer better lot sizes and water locations at a lower price. However, these areas can have streets that are still in transition and offer a mixed bag of homes both new and original.
Imperial Shores Area:
$300,000 to $2,500,000+
Homes on the waterfront of the Imperial River feature gorgeous river, bay, and canal views. These homes are close to the beach either by foot or boat. Buyers looking to get on the water for a reasonable price would definitely consider this area as well as a luxury buyer looking for a tremendous home and property without grossly overpaying or being restricted by HOA rules. The Imperial Shores area is also a transitional area. There are many original homes that are in the process of being rented and sold along with many brand new homes already built along the waterfront. Home values vary and entry prices begin with typical waterfront lots which currently peak in the $800k range and can dip sub $300k, there are plenty of empty lots to be purchased. Parcels sections featuring more turnover with newer construction and peninsula locations tend to have more value and higher prices. The upswing for the Imperial Shores area is tremendous and improves with every modern home added which is continually occurring. Add this development to a city in Bonita Springs that has exploded with the latest shopping, restaurants, and entertainment and the Imperial Shores waterfront continues to be an attractive waterfront destination.
$600,000 to $2,000,000+
River Reach is newly constructed gated waterfront community in Imperial Shores. River Reach features both waterfront estate homes and villas that are directly across from Bonita Bay. Each of these homes sits on the waterfront and includes a boat dock with lift. There are 8 large estate homes and 14 luxury villas. These homes were constructed between 2003 and 2007 and the community offers maintenance free living. The homes themselves feature luxury living and large floor plans for entertaining.
Little Hickory Shores:
$500,000 to $3,000,000+
Little Hickory Shores is a waterfront North Naples community. It is located in Bonita Springs within Collier County, allowing for low property taxes and a boat ride of less than 15 minutes to the gulf. The community is spread across 5 waterfront streets and includes the independent waterfront gated community of Dolphin Cove on the final street backing to a large preserve. The homes in Little Hickory Shores have no HOA, so no fees. The homes are established and lot values are solid as new waterfront homes are still being built in the community. Lots vary from wide canal to breathtaking open bay views.
Dolphin Cove, which has its own gated entry, features fewer than 15 high end homes, all with direct gulf access. Homes began construction in the late 1990’s and a few new construction/undeveloped properties remain.
$300,000 to $1,000,000+
Located between Vanderbilt Beach and Bonita Springs Gulf Harbor is a secluded waterfront community located directly off of tranquil Wiggins Pass. This location allows home owners to be out to the ocean in minutes by boat. This community is located in North Naples near the Southern end of Bonita Springs. This gives Gulf Harbor a great central location for the amenities of both Bonita and Naples. It also means low property taxes. Gulf Harbor features both canal and secluded water to preserve properties.
$800,000 to $3,000,000+
Bonita Bay is a master planned community featuring condos, villas, high rise living, and single family estate homes. It has many amenities including 5 golf courses (3 on site 2 off site.) Bonita Bay consists of 230 acres of lakes, 23 miles of biking and walking paths, fitness, tennis, pools, 3 waterfront parks and a private beach club. Also, the single family waterfront homes available in Bonita Bay neighbor a full service marina. There are about 90 wet slips and dry storage for 330 boats up to 36 foot in length. The waterfront homes are laid out across multiple streets each with unique water views and placement. The most exclusive of these streets is Marina Pointe which extends out past the marina giving residents a true island lifestyle.
Paradise Village/Brendan Cove/ Bonita Farms:
$300,000 to $2,000,000+
Located adjacent to the intersection at Bonita Bay the Bonita Farms area offers various waterfront properties and communities featuring original sites that are now, mostly, if not fully redeveloped new waterfront communities. These waterfront homes feature direct gulf access with nearly every property containing a boat dock. This area has non HOA streets that are established and very well maintained. A majority of homes arerecently built and lots are attractively laid out.
There are also two gated communities on the waterfront; Brendan Cove and Paradise Village.
Paradise Village is a gated community featuring 25 Key West style waterfront homes. The community was developed mainly in the early 2000’s and still has vacant lots ready to be purchased and built on. Price ranges from $350,000 to over $1,000,000.
Brendan Cove is another, larger gated waterfront community within a few hundred yards of Paradise Village. It features just over 25 home sites. Lots were sold starting in the late 1990’s. Today homes range from $500,000 to $1,500,000+. Brendan Cove features mostly waterfront homes, but also has more modestly priced dry lot homes. These homes still retain direct waterfront access via Brendan Cove’s private boat slips that are walking distance from all the homes.
Additional Bonita Springs/Estero Waterfront Communities:
$150,000 to $1,500,000+
Estero Bay Shores: Estero Bay Shores is a waterfront community that actually sits in the City of Bonita Springs. It consists of just over 100 gulf access waterfront homes and lots. These homes are surrounded by the high rises of The Colony and Hyatt developments. All of the homes are on either open bay or canal and gulf beaches can be reached in minutes by boat. The neighborhood is directly off of Coconut road, directly across from Coconut Point Mall. This gives Estero Bay Shores one of the most desirable waterfront locations in the Bonita Springs area. This sleepy neighborhood has seen a lot of recent development giving way to many new homes along side original structures. Homes and lots sell from the 100k range all the way up to $1million.
Heitmans: The Heitmans is one of the more historically relevant areas of Bonita Springs, having original homes dating back to the early 20thcentury. This area is located off of Bonita Beach Road and Old-US41 it sits along the Imperial River. It is adjacent to the Bonita Farms area. Most homes are older with the high end pointe lots containing most of the newer estates. Homes can be purchased in the low 100k range all the way to up over $1Million. Prices can be affected by water access, (there are low bridges and shallow canals in some areas limiting boat type to skiff or jet ski.)
Estero River Heights: Is a community featuring 130 homes along the Estero River. A quiet community located next to the Koreshan State Park, Estero River Heights is quiet with few available homes on the market. Prices are in the high 100k range through the mid 300k’s (Although one unique 2.5 acre island within the community sold over $1Million) A majority of the homes were built in the 1980’s.
Tidewater Island: Is a private luxury gated waterfront community located on southern end of Fort Myers just north of Bonita Springs. This community features just over 70 homes most of which feature a Key West style. The community has both dry and private waterfront lots. Homes sell from 600k to $1.5Million+
