Bonita Beach features a wide array of condominium and villa living. These properties feature both gulf and bay front views and have direct gulf access. These condos promote a casual and easy living style. Users come down for the sun and beach and they receive the best of both on Bonita Beach, at a price that comparable Naples units cannot compete with.
Bonita Beach features 18 separate condominium communities each with their own HOA and unit layouts. A portion of these condominiums feature multiple buildings in their complex and can feature up to 300 units, although a typical complex features around 50 units. Price range typically results from square footage and building location. For example, the Bonita Beach & Tennis Club features 4 buildings of 360 units. However, each unit is 1 bedroom and 1 bathroom with around 500 sqft a/c. These are the most modestly priced gulf view condos available on Bonita Beach. Higher priced condos typically are 2 to 3 bedroom high level end units located in direct gulf front buildings. These units can sell from $600,000 and up. Every condo is similar in principle, with individual differences in layout and price. Square footage ranges from 500 to 1800+ sqft with 1 to 3 bedroom units, 2 being the most common. Every condo in the Bonita Beach area is on the beach or bay within short walking distance of the beach.
Bonita Beach condos are typically low to no maintenance with a majority of the costs included in HOA fees. The HOA will typically handle building upkeep and exterior pest control. Pool and Tennis courts would also be included if applicable. Home owner’s insurance costs are also included. Large and rare occurring maintenance is typically paid through the HOA reserves or a building assessment. Condos on Bonita Beach will have some sort of beach access either directly or through a deeded walkway. Some buildings also feature deeded boat slips that add considerable value to a unit. Drive time to gulf is within minutes, so a dock on Bonita Beach is valuable. There are nearby boat condominiums for buildings that do not have docks on site.
One important feature of each condo HOA is the ability to rent. Beach front condominiums can bring substantial seasonal rental income and every HOA has a different policy when it comes to rentals and lease limits that will affect the potential rental income an owner can receive. Bonita Beach favors an Owner looking to rent. Although there are buildings for other condo buyers that are end users living part or full time that want to be in a building where they recognize their neighbors; these buildings will typically avoid maximum renting in their lease limits. Other condos are investor friendly and will see limited use from the owner, especially in season. Theses condos will be more resort style and have units with more wear and tear. Bonita Beach also features a few villa communities. These units typically are multi-level with at least 2,000 sqft a/c and 3 bedrooms. They have HOA fees similar to a condo association. Amenities include solid marble flooring, bonus room, fully equipped kitchen, elevated pool, 2+ garages, 4+ bedrooms, with all the finest luxury finishes. Each unit features attached low maintenance living. Each unit is 4,000 a/c sqft with over 8000 total. Boat docks are available and sit a few hundred feet from ocean pass. Pricing from $1.5 to $2.5million+
