What Is Your Home Worth?

• The pricing of your property is another crucial element to the sale of your home. The agents of BDRI will do a thorough market analysis of any applicable comparable properties to give you an exact idea of what kind of price to expect for your home. Buyers in SWFL look and place value on typical home qualities such as lot location (usually in relation to the beach,) lot size, home size (bed & bath count,) etc.

Evaluation -  On all of our listing appointments BDR agents will evaluate the home taking note of all defects. We will then recommend any list of changes a seller should consider before selling the home. For example, Buyer’s typically ask the build quality of the home in relation to hurricane protection and depending on the price level of the home a seller should prep any number of ways such as having an exact description of hurricane protection, ready made shutters, manual shutters, electric shutters, or impact glass. If a seller has 90% impact windows they may want to consider investing in impact glass for the other 10%. Now the property can be marketed as full impact glass code home ready for any storms with low insurance premiums.

Maintenance/Prep - Other maintenances and clutter issues that are addressed can greatly affect the sell-ability of a home. A property should be ready to sell with as many personal affects and unnecessary clutter removed as possible. Seemingly minor maintenance items will be pointed out and should be remedied whether it is trim paint, a non working switch, a pool deck needing pressure washed, etc.  A house should be displayed in a way the projects proper maintenance and a seller who is ready to vacate.

Rental Income –  Some sellers like to rent their home or condo while it is listed for sale. This is great for providing income to help carry the property, however this drastically reduces the chances of a home being sold (as much as 60%,) every showing missed is a potential sale and an owner must be aware of this before putting their property up for rent.

Pricing – Once BDRI agents complete the above processes with a seller we will come up with a home price reflective of the market. There are typically three price points we can offer a seller.

  1. Sell Immediately – most motivated seller, must sell right away, typically the most competitively priced home for that market
  2. Sell This Season – Seller is motivated, but not desperate, competitively priced, but will hold for a fair and acceptable price, work the ads and the internet sites for a buyer.
  3. Offered for Sale – this seller would like to sell, but for a price and terms that they will hold for, this seller is firm and may turn down offers that are competitive to comparable properties in order to meet a specific number and/or terms of the sale.
