Appraisal, Inspections, Closing

Appraisal – A buyer or buyer’s lender may request and appraisal of the property. The appraiser will view the property and then gather all relevant comparable properties to come up with a price. This process has “tightened up” greatly in recent years. Appraisals can be very tough and an inexperienced appraiser not familiar with a market mixed with the newly tough lending regulations can easily derail a sure sale. BDR is always ready to turnover comps and help your property fit in to the necessary “box” required by the buyer's lender.

Inspections - Inspections are also vital to the close of a property. If an inspection goes poorly or reveals defects a buyer can get “spooked” and walk from a contract even if you the Seller is willing to fix any defects. This is just another point to the maintenance of the property. We will advise a Seller to walk through their home check and fix any issues they are aware of before an inspection to minimize cost and risk to the deal.

Closing – At closing the Seller will sign all necessary documents, turn over keys and openers, and go over their HUD-1 closing statement with the closing attorney reviewing all costs and prorations. After this is completed the seller should have all funds transferred and closing should be complete.
