Accepting An Offer
• Receiving and Accepting - an offer can be the most exciting point during the selling process. BDRI is especially diligent during this phase of a sale. We make sure our Seller’s consider all options before acceptance. We do this by providing an update of the market analysis given to the seller when they originally listed. This updates them of all occurrences in their market no matter whether their value improved or declined. We then run the numbers again factoring all the closings costs and the sellers proposed bottom line. We then compare all of this against the costs of an offer rejection and future taxes and carry for the home
• Due Diligence/Contracts – We go over all of the paperwork making sure our seller is in the best and favorable position for the period through closing. Barry will personally evaluate the language of any addendums to make sure our Seller remains protected. We will then produce all of our prepared disclosures, HOA docs, and inventory lists so the sale can move forward without any hang-ups or compromises to our Seller.
• Closing Attorney – Depending on the county a Seller may be able to select the closing agent for the transaction. BDR has a select list of professionals for this phase that we will highly recommend our Seller to employ for the closing. The best closing attorney can make all the difference in keeping a closing on track for our Seller’s.
• Moving Towards Closing – will continue and BDR will remain on top of all the important dates, funds, and documents that are required for close.
