Complete Lease Details
• Lease contracts used by BDR are very clear in language and disclosure. We generally use two types one for monthly rentals and a separate annual lease contract. These leases provide renters with all of their rights and important dates. Some important info regarding a lease is as follows
• 10% tax = 6% sales tax & 4% bed tax
• Tenants should be aware of all HOA rules beforehand to be in compliance (documents are made available)
• Payment schedule can vary but is usually paid with half at signing of lease and the other half no later then 5 days before occupancy of property. *Annual leases follow monthly schedule.
• Renter should expect to pay refundable security deposit, cleaning fee, and pet deposit (if applicable.)
• Utilities are typically the responsibility of the landlord in shorter lease periods.
• Other details of any rental will be thoroughly explained by your BDR rental agent.
